Terms & Conditions – Booking Fee & Holding Period

  1. This booking fee is refundable for 14 (fourteen) days starting from and including the date stated on the booking form.
  2. Should the client agree to purchase the property stated on the booking form, the booking fee shall be accounted towards the first payment.
  3. Should the client cancel the booking within a 14 (fourteen) day period for any reason, the booking fee shall be refunded to the client within 3 (three) business days, after receiving the Client’s account details.
  4. Should the client cancel the booking after the 14 (fourteen) day period, the booking fee shall be forfeited and any payments made will not be refunded.
  5. Please note that the booking fee is converted to IDR based on the exchange rate of the day the fee is paid and is accounted towards final payments.

Step-by-step Purchasing Process

Directly proceeding the payment of the booking fee:

1. The following documents are sent via email for your review:

a. Draft Memorandum of Understanding

b. Draft Management Agreement

c. Payment Plan Simulation

d. Estate Rules (Secana Beachtown only)

e. Estate Maintenance Agreement (Secana Beachtown only)

These documents are exact copies of the final agreements and sent for review purposes only. If at any time during the 14-day period, should you not wish to continue with the purchase, your booking fee will be refunded to you in full.

2. If you decide to proceed with the purchase, two signed copies of the following documents will be sent to your address via DHL courier.

a. Memorandum of Understanding

b. Management Agreement

c. Payment Plan Simulation

d. Estate Rules (Secana Beachtown only)

e. Estate Maintenance Agreement (Secana Beachtown only)

These documents are to be counter-signed and one sent back to our head office.

3. Once the documents have been received, the Memorandum of Understanding will be notarized. One copy of the documents will be sent back to you for safe keeping. One copy of the documents will be kept on file here.

4. During this time, we will send you an invoice for the initial down payment as per the payment plan. Please note: invoice will be sent in IDR currency and USD equivalent will be provided according the currency exchange rate of the day of issue of the invoice.
